Mizzou’s Memorial Union Gets a Foundation Lift

Built on an Ancient Riverbed

Memorial Union. Foundation. Pro Foundation Technology. Sinking Foundation. Polyjacking. Mudjacking.

Memorial Union, Univ. of Missouri

The Univ. of Missouri’s iconic Memorial Union, commemorating 117 Mizzou alumni who lost their lives in WWI, has been slowly sinking. The foundation was built on an ancient riverbed of sand, clay, and fine rock. Over the years the soil has eroded due to water leaking from steam pipes creating large cavities up to four feet across. This has caused many of the concrete floors to become uneven and if left unattended may lead to more serious problems with the foundation and overall structure.

“Mudjacking” vs. “Polyjacking”

After a team of engineers, including some Mizzou alumni, investigated the problem, they determined the traditional solution,  “mudjacking”, would not be the best solution to restore the historic building’s foundation.  “Mudjacking” involves drilling large holes or completely removing concrete slabs and pouring a dense cement-based grout into the empty spaces and could damage the historic structure.  Instead they recommended implementing a newer system utilizing polyurethane foam, called “foamjacking” or “polyjacking.” Polyjacking adds to the long-term stability of the soil adjacent to the voids because the foam is stronger, lighter and more water resistant than mud grout and applies less pressure to the surrounding soil.

Calling in the Polyjacking Experts – Pro Foundation Technology

It was an easy decision to give a call to Joe Morgan, CEO of Pro Foundation Technology, Inc. (PTFI). The Kansas City firm had pioneered the use of foam in the U.S. and had more than 47 years of experience using the proven technology. Joe Morgan also understood the significance of the building and commented, “I’ve seen the names of the 117 alums that died for us all in WWI inscribed on the walls. That building is the heart of Mizzou.”

How Pro Foundation Saved the Union’s Foundation

Morgan described how they focused on the primary area of concern, a 1,200 sq. ft. section under the building’s offices. PFTI pumped 375 cubic feet, 1,500 lbs., of TerraThane Geotech foam, the “best in the industry”, through a series of 5/8 inch holes. Morgan added, “The product is so easy to use, not all the mess of the old mudjacking process, its simpler to use, cures in no time at all, is cleaner, doesn’t require the building to shut down, and takes a lot less time start to finish.”

Mizzou Applauds Pro Foundation’s Polyjacking Project

The TerraThane solution cost only 40% of other repair methods and resulted in additional savings through minimal downtime, fast curing time, and quick clean up time.   Kevin Johnson, construction project manager at Univ. of Missouri, had nothing but praise for Pro Foundation Technology, “It only took two days and no disruption of the building occupants or students.”

How to Avoid Slips, Trips and Falls

The Cost of Slips, Trips and Falls

How to prevent slips, trips and falls in Kansas and MissouriWere you aware that some of the most dangerous places in your home or workplace were your floors? According to the National Floor Safety Institute (NFSI), slips, trips and falls account for over 1 million emergency hospital visits. While they aren’t the primary reason for fatal injuries in the workplace, they are the primary cause of workers’ compensation claims and missed days at work. At home, slips, trips and falls cause half of all the accidental deaths at home, especially among the elderly, with most occurring at the ground level.

Identify the Causes of Slips, Trips and Falls

There are many causes of slips, trips and falls in homes and workplaces. In order to avoid injuries, worker absences  and potential lawsuits, it is important to recognize which conditions commonly lead to slips, trips and falls.

  • uneven concrete or floors
  • changes in floor levels
  • cracks in brick or concrete surfaces
  • water on floors, concrete or walkways
  • clutter on floors
  • poorly-placed floor coverings
  • poorly-placed cables
  • poor lighting.

What Causes Seepage from Basement Floor Cracks?

Whether your basement has standing water, seeping water through cracks or just a musty odor – any level of unwanted water could jeopardize your home’s structure as well as your health.

If you’ve experienced a wet basement, you know how much of a hassle it is. You have to deal with replacing damaged carpet and the dangers of potential mold growth. If you use your basement for storage or extra living space, it’s important to understand the effects of water and how to alleviate future problems.

So why do basement floors leak, and how can homeowners protect their homes against basement floods? There are several factors that cause leaks, but the most common sources include:

  • Hydrostatic Pressure
Hydrostatic pressure refers to the water pressure in the soil which causes serious basement water issues. Heavy rains and the soil type play a major factor in increasing hydrostatic pressure. When the water pressure increases, so do the potential for basement leaks. In turn, this causes structural damage as well as wall cracks and foundations, providing an opening for water.
  • Malfunctioning Sump Pump
Malfunctioning or broken sump pumps can create a high water table beneath the basement floor. If the drain pipes are not functioning properly, water can accumulate in the sump basin or seep through floor cracks. Make sure your sump pump is inspected regularly to avoid clogged lines and other problems.
  • Improperly Working Drain Tile
Today’s homes are built with a drain tile that wraps around the perimeter of the basement. It consists of a perforated pipe that is surrounded by gravel. This type of system is pretty sturdy. However, drain tiles that are built in older homes are more susceptible to failure because they are made from clay crocks wrapped in felt roofing paper. To make sure your drain tile is working, hire a waterproofing specialist. They can install a reliable drain tile to divert water away from your basement.
  • Window Wells Leak
When your water drainage system is malfunctioning, water may accumulate around the window wells. Usually, clogged gutters are a common source of water-related problems so it is important to keep them clean. Also, install downspout extensions to divert water away from the window wells.

Solutions for Basement Floor Cracks

If you have water seepage in your basement, hire a professional waterproofing to assess your home right away! Without a waterproofing system, a flood can weaken walls and destroy your home’s structure. Wet basements also carry a legitimate risk of electrical shock so don’t try to tackle seepage on your own.

At Pro Foundation Technology, Inc., we can help protect your home against basement seepage. We offer both waterproofing and concrete repair solutions to restore your floor back to normal. We install quality, heavy-duty sump pumps as well as a drainage system.

“Coolest City” Needs Expert Foundation Repairs

Expert Foundation Repairs for Kansas City Residents

Expert Foundation Repairs Kansas City KSFrom the amazing food to friendly people, Kansas City is named one of the coolest cities by the Huffington Post. But even the coolest cities need expert foundation repairs for their homes. Without repairs, foundation issues get worse over time, costing homeowners time and money. At Pro Foundation Technology, we offer the latest foundation repair methods on the market to stabilize and support new and existing foundations. We also inspect older homes for foundation issues to avoid costly repairs and future settlement.

Many homeowners in Kansas City have experienced foundation failure in the past and most will say that they should have built a home with new construction piers. Why? One of the most essential items in your new home is structural integrity. Nothing else compares to the peace of mind you get when knowing your home is built on a solid, strong foundation. In addition, homes without a solid structural foundation are difficult to sell.

Today, more homes are being built on weak soil in the Kansas City area. In fact, thousands of homeowners are encountering too many repairs due to foundation failure that could have been avoided with new construction piers. So what causes foundation failure? There are many reasons why homes face foundation issues, but the main causes are due to poorly compacted fill material, soil erosion, concrete shrinkage, and poor construction.

  • Poorly Compacted Fill Material: If the fill material is not properly compacted, it will not support the structure’s weight.
  • Expansive Clay Soil: Settling foundations can also be caused by changes in the soils after the completion of home construction. During drought-like conditions, the soil shrinks and settles. Periods of heavy rain saturates the soil, weakening the soil. As a result, the foundation sinks into the ground.
  • Poor Foundation Construction: Because general contractors are not foundation experts, they use ineffective building materials to save money. As a result, the home’s foundation may be compromised and cause movement. Today, there are building codes that require soil testing before and during the construction process, therefore foundation problems caused by poor construction have lessened.
  • Concrete Shrinkage: Concrete expands when wet and contracts when it dries. The drying process can be affected by humidity, mix of concrete and water. Water can seep through the joint and produce settlement.

Benefits of Using New Construction Piers for Homes in Kansas City

If you’re dealing with weak soils in a new construction project, the experts at Pro Foundation Technology can install new construction piers. These piers are placed before the foundation construction begins to prevent expensive structural repairs.

New construction piers consist of helical piers that are installed under new construction below active soils. They are placed every 8 to 10 feet, depending on load requirements and soil bearing capacity. The use of helical piers offer homeowners, such as:

  • Can be applied to add-ons to existing structures
  • Prevents soil movement
  • Increases resale value
  • Solves issues involving high water tables, fill soils and expansive soils
  • Prevents future settlement
  • Can be used for new and old construction
  • Provides a solid base for foundations where soils are unstable and weak
  • Can be loaded immediately
  • Installed in any weather condition and limited access areas

Why You Need a Strong Foundation?

strong, stable foundations KS MOWithout a strong foundation, the strength of a structure may weaken over time. Homes and buildings need a solid foundation to hold the structure in place and keep it fully intact. On the contrary, a poorly built foundation can be hazardous to the occupants and everything in its path, especially high-rise buildings and skyscrapers. Therefore, it is very important to get a highly qualified professional that uses top notch materials and products during construction.

How can your home or building benefit from having a foundation? A foundation has three main roles:

  1. It helps support the structure’s load.
  2. It keeps the building standing and stable, and protects it from natural disasters such as strong winds, snow, rain, and floods.
  3. It keeps the ground water from seeping through the structure.

Signs You Have a Weak Foundation

Foundations that are built on sloping grounds or saturated soils must be strong and durable. The cause of weak foundations can be due to poor design, faulty construction, foundation failure or extraordinary loads.

Here are the top 12 signs that your foundation may be weak and unstable:

  • Uneven or sloping floors
  • Gaps between walls and ceilings or floors
  • Windows or doors hard to open and close
  • Wall cracks
  • Cracks in floor tiles, foundations, or concrete floors
  • Bowing, leaning or rotating walls
  • Cracked trim and moldings
  • Cracks in exterior bricks
  • Separation of windows, doors or garage doors
  • Ceiling cracks
  • Crumbling, flaking, and chipping foundation
  • Leaning, bent, and curved beam and post

How to Keep a Strong Foundation

  • Inspect the conditions of the soil, and make sure surface water is being properly diverted away from the foundation.
  • Clear rain gutters and downspouts to make sure water is diverted away from the home.
  • Seal basement doors and windows with caulk to prevent water seepage.
  • Check landscaping around the home and look for water accumulation.
  • Make sure the yard is sloped away from the foundation in all directions.

If see signs of foundation failure, contact Pro Foundation Technology, Inc. today. We are a reputable company that meets the standard construction for durability. We provide effective foundation repair solutions to restore weak foundations back to normal. If you have questions or concerns about your foundation, give us a call today!

Excess Rain and the Effect it Has on Foundations & Basements

Over the summer, Kansas City has had its share of wet weather disasters. Homeowners had to wake up to flooded basements, ruined furniture, and other water-related issues. According to the National Weather Service, downtown Kansas City had over 4 inches of rain in a 24 hour period. This marked the 11th wettest single day in the Kansas City area. Flooding was so bad, police had to block roads and many high water rescues were reported. As seasons change, there will be more isolated storms and excess rain. Is your basement prepared to withstand high water throughout the year? At Pro Foundation Technology, we make sure basements and foundations are able to handle water disasters. We offer effective foundation repair and waterproofing solutions to prevent water damage to your Kansas City home.

What effect does water have on foundations and basements? Excess rain can cause many problems, but it also depends on what type of foundation you have. As rainwater collects around the foundation, it seeps through the concrete. Concrete foundations are very porous and absorb water. If you have cracks in your foundation, water may seep through the cracks. Over time, water breaks down the foundation, causing cracks to widen and settle foundations. You may also start to notice other foundation problems, such as ceiling cracks and gaps between the ceiling and walls.

Another effect that water has on foundations is soil erosion. Too much water can weaken the soil beneath the foundation and cause the home to shift and sink. This is usually a gradual process that takes place over time. But during this time period, pipes can burst due to movement and windows and doors may become misaligned.

How To Keep Excess Rain from Entering Your Basement

Having functional gutters, proper downspout extensions,  and an effective basement waterproofing system can keep excess rain from entering your basement. If you have poor grading which causes the ground to slope toward the home, rather than away, then change the landscaping to at least 6″ below the top of the foundation wall.

Foundation Replacement: So Much More Expensive than Foundation Repair

Foundation replacement vs foundation repair KansasFoundation replacement is much more expensive than foundation repairs. When you first see the signs of foundation failure, your thought probably go straight to the cost. Pro Foundation Technology can save you money with foundation repairs instead of the costlier option, foundation replacement.  The first step is knowing the signs of foundation failure. Some of these signs are:

  • Bowing, leaning walls
  • Ceiling cracks
  • Floor cracks
  • Sloping floors

When you see any of these signs, it is a good idea to call in a professional to inspect your home in Missouri and Kansas. Depending on the severity of the problems and the repair method, the cost can be anywhere between $2,000 and $14,000. This is much less than if you would replace the entire foundation. The size of your home along with the type of foundation you have (basement, crawl space or slab on grade) will also affect the price of foundation repair.

Foundation Repair Solutions that Can Save You Money

Foundation replacement Missouri and KansasWe have many solutions for foundation repair. Each of these solutions will depend on the severity of the problem. Some of our solutions are:

  • Steel piers – These piers are an end-bearing pier that does not rely on nor require skin friction to product support. Each pier is individually load tested and the installer verifies that the pier has reached a firm bearing stratum or rock suitable to support the load. High-pressure hydraulic jacks are placed at multiple locations and connected to a hydraulic manifold, reducing the load on each of the piers.
  • Helical anchors – Helical anchors are ideal for applications where there is a need to resist a tension or compressive force or both. They are used when challenging soil conditions are present. They are installed deep into the ground through the unstable soil until they reach a suitable soil and the weight of the structure is transferred onto them.
  • Helical tiebacks – These helical tiebacks are used for bowing or leaning walls. Bowing walls are caused by hydrostatic pressure pushing against the foundation walls. Helical tiebacks are installed from the inside of the basement wall through a small hole then with exterior excavation, the wall is pulled back to its original level and will be structurally sound for years to come.
  • New construction piers – To avert any type of foundation failure in the first place, let us install new construction piers before your foundation is poured.

All of the products we use for foundation repair are manufactured by Earth Contact Products (ECP), the leading manufacturer of foundation repair products in the industry. Contact us today if you need service in Raytown, Columbia, Overland Park or the Kansas City area!
